SCOPE OF WORKS

JSJ Design were appointed to design and deliver the interiors for The Button Factory, a 26-apartment boutique student accommodation development located in a converted button factory in the heart of Leicester. Just a short walk from De Montfort University and the city centre, The Button Factory offers students a distinctive blend of loft-style living and high-end, contemporary comfort.

Our role was to create a concept that would complement the building’s industrial heritage while delivering a warm, stylish, and practical environment tailored to student life.

CONCEPT DIRECTION

Taking inspiration from the building’s original fabric, JSJ Design developed a concept that highlights the factory’s vaulted ceilings, exposed brickwork, and large windows. The interiors balance industrial character with soft, textural elements to create inviting, boutique-style apartments.

• A calm, earthy palette of sage green, warm timbers, and natural tones runs throughout, layered with tactile materials including faux leathers, woven fabrics, and wood-effect laminates.
• Brick slips to echo the original brickwork, textured tiles, and dark metal accents bring a subtle urban edge.
• Furniture and joinery were designed with durability and comfort in mind, featuring timber headboards, built-in shelving, bespoke desks, and wardrobe storage in light oak finishes.

DESIGN + DELIVERY

JSJ Design provided a full interior and FF&E package for the development:

• Space planning and layout for each apartment, optimising functionality in compact footprints
• Selection of all finishes, materials, and furnishings, including:

-Amtico wood-effect flooring, Dulux Heritage paint palette (sage green and soft off-whites), Panaz faux leather bed bases, wipeable headboard fabrics, and stylish accent cushions

-Tiled bathrooms featuring warm stone-effect and small-format green ceramic wall tiles

-Bespoke joinery for storage and desks

-Design of corridor schemes with dark timber veneers, black laminate doors, and dramatic dark and light green contrast walls, providing a cohesive scheme throughout the building

OUTCOME

The Button Factory is a new boutique student accommodation offering in Leicester that combines comfort, style, and practicality. The design celebrates the building’s industrial past while creating a fresh, modern environment where students can feel at home.

With communal lounges, study areas, and a courtyard, The Button Factory supports a balanced lifestyle — where study, relaxation, and community go hand in hand.
